After a flood, the pressure to get back into the property is enormous. That pressure is exactly what causes flood reinstatement to fail.
A flooded UK property typically takes three to twelve weeks to dry to safe moisture content, depending on construction. Solid brick walls, concrete floors and traditional lime plaster hold water far longer than modern timber frame. A Victorian terrace flooded to 600mm can take two to three months.
Surfaces feel dry long before structural materials are. Plaster a wall that is still at elevated moisture content and the finish blisters, salts bloom through the paint, and mould establishes in the cavity behind. Within six months the work has to be done again — and the second time, the insurance claim is usually closed.
We dry to documented target readings and only then rebuild. Because we do both, there is no argument about whether the structure was ready.

If your property has flooded once, the honest question is whether it will flood again. Where the risk is ongoing, reinstating exactly as before means repeating the entire loss next time.
Resilient reinstatement uses materials and layouts that recover faster:
- Lime or cement render at low level instead of gypsum plaster, which disintegrates when wet
- Closed-cell insulation that does not absorb and hold water
- Solid flooring rather than chipboard or laminate
- Electrical sockets and consumer units raised above likely flood level
- Removable kickboards and lower units for faster drying access
Some insurers will contribute towards resilient repair, because it reduces the cost of any future claim. It is worth asking explicitly — it is rarely offered unprompted.

One distinction matters more than any other on the claim form. Flood is water entering from outside the property. Escape of water is water leaking from pipes and appliances inside it. They are separate perils with different excesses and sometimes different settlement terms, so the peril recorded against your claim has real financial consequences.
