Rising Damp Treatment Cost UK: Realistic 2026 Prices

Rising damp treatment is one of those areas where quoted prices vary enormously and the reasons are rarely explained. This guide sets out realistic UK figures, explains where the money actually goes, and flags the situations where you may be paying for work that is not needed.

Before spending anything, read our guide to the genuine signs of rising damp — a significant proportion of quoted jobs turn out to be condensation or a bridged damp proof course, both of which cost far less to resolve.

Typical UK Costs

Chemical DPC Injection

The most common treatment: a silicone or cream-based water repellent injected into holes drilled along a mortar course to form a new barrier.

  • Per linear metre: roughly 60 to 120 pounds, including materials and labour
  • Single wall, typical room: around 250 to 600 pounds for injection alone

On its own this is not a large expense. The cost escalates because injection alone almost never completes the job.

Replastering — Usually the Larger Cost

This is the part that surprises people. Plaster on a wall affected by rising damp is contaminated with hygroscopic nitrate and chloride salts, which continue to draw moisture out of the air regardless of whether the DPC now works. Leave the old plaster and the wall keeps reading damp, keeps blistering paint, and keeps growing mould.

Proper reinstatement means hacking off to a height above the salt band, applying a salt-retardant render, and skimming:

  • Per square metre: roughly 45 to 90 pounds
  • Single room: commonly 600 to 1,500 pounds

Realistic Job Totals

  • One wall, injection plus replastering: 800 to 1,500 pounds
  • One full room: 1,200 to 2,500 pounds
  • Terraced or semi-detached whole ground floor: 3,000 to 6,000 pounds
  • Larger detached property: 5,000 to 8,000 pounds and upward

Additional Costs to Expect

  • Independent damp survey: 200 to 500 pounds — and worth every penny before committing
  • Removing and refitting skirting: 15 to 40 pounds per metre, more for period mouldings
  • Lowering external ground level: 300 to 1,200 pounds, and sometimes the entire fix on its own
  • Redecoration: 300 to 800 pounds per room, and only once drying is complete
  • Mould remediation where growth has established — see our guide to mould remediation costs

Where People Overpay

Treating the Whole House When One Wall Is Affected

Whole-property injection is sometimes quoted where the evidence points to a single elevation, often the one with a raised patio outside. Ask the contractor to justify each wall against the survey findings.

Injecting When the DPC Is Bridged

If an existing DPC is intact but bridged by raised ground, render carried over it, or cavity debris, a new chemical DPC does not address the actual path. Removing the bridge is the fix, and it is dramatically cheaper.

Accepting a Diagnosis From the Contractor Selling the Cure

Free surveys are a sales channel. Handheld conductance meters read high on salt-contaminated plaster whether or not rising damp is present, and that reading is frequently presented as proof. Pay for an independent survey from a chartered surveyor who does no remedial work — the 200 to 500 pounds routinely saves thousands.

Redecorating Too Early

Masonry dries at roughly 25mm per month. A 230mm solid wall may need nine to twelve months to reach equilibrium. Decorating with impermeable paint before then traps moisture and the finish fails, meaning the job is paid for twice.

Is It Covered by Insurance?

Almost never. Buildings insurance covers sudden and accidental damage, whereas rising damp is classed as gradual deterioration and a maintenance responsibility.

The exception matters financially: if the damp turns out to be a burst or leaking pipe, that is escape of water and is usually covered — including the resulting damage and often trace and access costs. See our guide to escape of water claims. This is a further reason to establish the true cause before paying for damp proofing.

Choosing a Contractor

  • Get at least three written quotations that itemise injection, plaster removal, render system, and skim separately
  • Check membership of the Property Care Association or a comparable body
  • Ask for a long-term guarantee and confirm it is insurance-backed, so it survives the company ceasing to trade
  • Confirm which salt-retardant render system is specified
  • Be wary of pressure to sign on the day of the survey

Dealing With the Mould Left Behind

Damp walls almost always mean mould, and the remediation is a separate specialism from damp proofing. Flash Restorations provides professional mould remediation across the UK, with proper moisture diagnosis so the source is identified rather than concealed.

Frequently Asked Questions

How much does rising damp treatment cost in the UK?

Chemical damp proof course injection typically runs from around 60 to 120 pounds per linear metre. A single affected room including replastering commonly falls between 800 and 2,000 pounds, while whole-house treatment can reach 3,000 to 8,000 pounds or more depending on size and the extent of replastering required.

Why is replastering more expensive than the injection itself?

Because salt-contaminated plaster must be removed and replaced. Hygroscopic salts left in the old plaster continue drawing moisture from the air indefinitely, so the wall keeps reading damp even after the DPC works. Hacking off, applying a salt-retardant render coat, and skimming is labour-intensive.

Does home insurance cover rising damp?

Almost never. Rising damp is treated as gradual deterioration and a maintenance issue rather than sudden accidental damage, so it falls outside standard buildings cover. Sudden events such as a burst pipe are covered, which is one reason correct diagnosis matters financially.

How long does a damp proof course take to dry out?

Masonry dries at roughly 25mm per month under reasonable conditions, so a 230mm solid wall can take nine to twelve months to reach equilibrium. Reputable contractors apply a render system that allows decoration sooner, but full drying genuinely takes many months.
